I'd work with my Realtor to analyze how similar homes are performing: showings, feedback, offers, and price reductions. This helps you see what buyers are responding to right now, not six months ago.

Sometimes small, high-ROl updates like fresh paint, landscaping, or lighting can make all the difference in helping your home check the boxes for today's buyers.

3) Keep a close eye on mortgage rates.
Even a small dip can give buyers more purchasing power and spark new demand. Watching rates weekly can help you spot momentum before everyone else does.
